What to Expect out of a Free, Non-Committal Listing Consultation header image.

You will hear many Real Estate Agents and Professionals talking about the importance of the first step in buying a home is getting a Free, Non-committal Listing Consultation. But if you’re not as familiar with the real estate process, especially selling a home, that may sound just like a gimmick and feel like a huge commitment. Here at the Moore Maguire Real Estate Team at Keller Williams Greater West Chester, we have found in our over 50 years of combined experience that the biggest roadblock people face when it is time to buy or sell real estate is FEAR. Fear of the unknown, fear that you’re just getting pitched and sold to. That is why we have outlined in this short blog, what to expect out of our truly no-strings-attached listing Consultation. 



STEP 1: THE BRIEF

Here at the Moore Maguire Real Estate Team, we like to act as a resource for understanding the local Greater Philadelphia Suburbs real estate market. That’s why we like to not only bring our extensive experience throughout the Chester, Montgomery, Delaware, and Philadelphia counties but also do a little extra homework first. 

So once you reach out to one of our highly-skilled agents, (Click Here to Get to Know a Little Bit about them to discover your perfect match), they will ask for very basic information, such as your property address and your motivation for selling. This is to ensure that they tailor their research process on your property to make sure your specific questions and needs will be met. They will then coordinate a time with you to set up a consultation. The in-person consultation time varies but typically takes about an hour depending on how in-depth you are looking to go. 


STEP 2: THE CONSULT

Now for the real inside scoop! We know that your time is valuable and try to make the process as seamless as possible for you, which means we don’t have to break this up into multiple visits (unless you want to of course). Since we tailor our consultations to your needs not all consultations will be 100% alike, however, we do come prepared to cover the following. 

  1. The Hyper-Local Market:  what is happening in the direct market surrounding your property that you will be entering

  2. The Condition: We conduct a brief walkthrough. No need to feel like your home has to be “Show/Market Ready” for this because this is so that we can help you save time and only do things that will make a difference in the sales price of your home. We will also use this to assess #3. 

  3. The Comps: We then will set down and do a side-by-side comparison of where we think your home will fall within the price range of recent sales of similar homes in your area. We want to make sure you understand the numbers, and that they would make sense for you!

  4. The Process: Before you dive head first into selling your home we then provide you with a simple 3-step outline of what the selling process looks like and give you a copy of our 2023 Guide to Selling with Confidence. 



STEP 3: Next Steps

After we have covered all of the information you were looking for, and made sure that you feel like you have a good understanding of what to expect out of the selling process we will provide you with what your next steps are. Whether that’s to wait to list and how to prep your home for when the time comes, or hiring us to game plan your best marketing strategy to ensure that the process is seamless and you end up with more money in your pockets!
